First-time home buyers' exemption
First-time buyers pay no property transfer tax on the first $500,000 of a home worth $835,000 or less, a saving of up to $8,000. The exemption phases out between $835,000 and $860,000. Newly built homes have a separate exemption.

How much is property transfer tax in BC?
On a $750,000 home it's $13,000, or $5,000 for an eligible first-time buyer. On $1,000,000 it's $18,000.
Who qualifies as a first-time buyer in BC?
You must be a Canadian citizen or permanent resident, have lived in BC for a year (or filed two BC returns in the last six years), never have owned a principal residence anywhere, and move in within 92 days.
Do foreign buyers pay more?
Yes. Foreign nationals pay an additional property transfer tax on residential property in specified areas of BC, on top of the general tax.
